The Director of Luton Developments has extensive hands on property management experience who believes in offering a hands on management approach.
Luton Developments manage properties both for resident management companies and for landlord’s investors.

In a competitive marketplace we regularly review all contracts in order to make improvements, achieve savings and to maintain a quality service.

We provide reliable, efficient service, geared to client’s requirements and covering all aspects on management from repairs and administration of service contracts to management of health and safety requirements.

We operate as a smaller & friendly style company in which all prospective clients will liaise directly at Director level thus ensuring an individual and good service is consistently provided. The company further offers additional administration support for day to day management support and communications.

Services offered in this field include:

  • Service Charges
    The preparation of annual service charge budgets, payment of invoices, preparing accounts for audit and financial monitoring, in order to provide value for money.
  • Expenditure
    We can organise, manage and monitor all services contained within the service charge, such as maintenance, utilities, contracts and projects ensuring compliance with all aspects of legislation including the Landlord and Tenant Act.
  • Staff
    We can provide a service to recruit and manage on site staff as and when required.
  • Consultancy
    We have the ability to advise Landlords, Residents Associations, Tenants and Leaseholders on all aspects of Property Management, including resolving disputes and providing detailed management and maintenance plans for the future.

Our Fees

  • We charge all clients a quarterly management fee which will be invoiced quarterly in arrears. This amount is fixed for the duration of the quarterly contract. The amount actually charged depends on the complexity and size of your estate.
  • We charge an additional fee for major works where our building surveying or other professional services are required. This fee is based on a percentage of
  •  Works carried out. We offer our clients a discounted rate where we have the management contract for an estate.
  • If you wish Luton Developments to act as your company secretary, we charge a flat fee per year for this service.
